New Jersey as a whole is known for being gay friendly but there are two towns in particular which are known for their friendliness and larger than average gay populations, so I thought I would write about the two most gay friendly towns in Northern New Jersey.

Gay Maplewood New Jersey

Maplewood New Jersey, is this great little town with a nice mix of homes from affordable 270K - 400K condos and smaller single family homes all the way up to 600K too million dollar plus large homes in the Wyoming, Jefferson, and Tuscan sections of town.  The Maplewood downtown is a charming little working downtown, including a number of very nice shops, resteraunts, a movie theater, grocery store, post office, and the Midtown Direct train station.  Many of my friends refer to living in Maplewood to being like living in Gaydom.

Gay South Orange New Jersey

South Orange New Jersey, yet another great little town located along the Midtown Direct train line.  South Orange has experienced a fair amount of condo and town home development right around the NYC train station.  Most of these South Orange condos and townhomes currently sell for $330,000 to $500,000 this makes living very close to the downtown and the train station very easy, walkable, convenient, and affordable.  More expensive homes can be found in the Montrose, Newstead, UPPER WYOMING, and the Manors at South Mountain.  South Orange, yet another piece in the Gay New Jersey Kingdom.

Gay Maplewood NJ Real Estate Agent / Supporting The Community

A Gay South Orange NJ Realtors Market Update

The real estate market in South Orange New Jersey has been a bit slower this year than last, though not nearly as slow as some people would have you believe.  In this article I will give you the raw numbers so you can make your own call.

All data is from the first 8 months of 2009 as compaired to the first 8 months of 2008.

Number of South Orange NJ homes sold:

2009 homes sold =  95
2008 homes sold =  125

Average selling price in South Orange NJ:

2009 = $561,028
2008 = $582,278

Median selling price in South Orange NJ:

2009 = $500,000
2008 = $548,550

Average days to sell in South Orange NJ:

2009 = 75.1
2008 = 65.4

Median days to sell in South Orange NJ:

2009 = 55
2008 = 44

So the median price seems to be down about 10% but the average price is only down a few percentage points here in South Orange.  What we are seeing here in South Orange is very similar to most other towns in the area, lower priced homes and condos are selling quite well, while mid level and upper level homes are not selling so well.

Morristown NJ Aids Walk 2009

This Sunday, May 3rd the Morristown New Jersey Aids walk will proceed once again.  The crowd for this years walk is expected to be the largest ever, and there are 400 people expected to participate in the walk itself.

Morristown NJ Aids Walk 

The Morristown Aids walk route will include Washington Street, Mills Street, Spring Street, Speedwell Avenue, Normandy Parkway, Overlook and Ogden Place among other streets. 

Organizers of the walk are hoping to raise more then the record $51,000 which was raised in 2000.

Gay Maplewood New Jersey, The Gay Friendly Place To Buy A Home

Maplewood New Jersey, located in Essex County on the Morristown line of New Jersey Transit is one of those towns that seems to have it all when it comes to the wish lists of Gay home buyers. 

Maplewood New Jersey is less than 35 minutes by train to New York City Penn Station, as well as Hoboken and Newark stations.  This makes working in Manhattan or the other towns listed, and living in Maplewood very easy.  But why Maplewood??  Maplewood has a nice charm to it, the people are friendly, the surroundings are beautiful some say even park like, I have heard people say that as many as 20% of the people living in Maplewood are Gay.  Now there is no hard data to back that up, but spend some time in Maplewood and it sure does start to feel like that is a accurate number.

 22 homes sold in South Orange NJ during the first 3 month of the year.  That is not really all that bad, though that number is likely will start ratcheting up quite a bit as the months pass.  There are just too many great deals out there, as well as a very nice $8000 first time home buyer tax credit for those of you who purchase a home before December, 1 2009.

Gay Real Estate Buying In New Jersey

Many Gay home buyers tend to want to live in towns which are very gay friendly.  Many times what they are looking for is almost a Gay enclave of sorts.  Here in New Jersey we have a number of towns which would qualify as being Gay enclaves.  Of course you have the Jersey City’s and your Hoboken’s but I am talking about towns a little farther out.  Towns that are more than just bedroom communities for New York City.

 The towns I am thinking of are South Orange, Maplewood, Montclair, and Millburn.  All of these towns have a larger than average gay population, and a personality of their own as well.

South Orange NJ A Great Place For The Gay Community

South Orange NJ 07079, located just 20 minutes by car, and 28 minutes by train from Manhattan, is one of those towns that just draws members of the gay community. 

Many of the gay residents of South Orange NJ , moved here from Manhattan and because of this still work and play in Manhattan, but why did they move here?  Living in South Orange is like living in a smaller town, but having all the benefits of being in Manhattan.  Most everyone here is very accepting of the gay community, and I would guess that close to 20% of the people who call South Orange home are of the gay community.

Other great communities to consider include Maplewood, Millburn, Summit, Chatham, Madison, and Morristown.

Short Hills Millburn / Maplewood, South Orange on the Gay Ghetto Top 10 list

Each year GLINN (Gay Lesbian International News Network) puts together a list of the top 10 Gay Ghetto’s.  I know, I know, Gay Ghetto sounds negative but it totally is a possitive thing.  According to GLINN Gay Ghetto’s represent areas of blossoming pride, celebration, and reliable real estate value.

Maplewood and South Orange tend to be more affordable towns for the New Jersey Gay community, with Millburn being more expensive but having just a bit of a different flair.

Lets hope that 2009 is a better year for all of us than 2008 turned out to be.  I believe that 2009 will very likely be a much better year for real estate sales in the towns of the Midtown Direct train line of New Jersey Transit. 

The signs of a better real estate market to come are already showing up.  The federal government now seems serious in their mission to end the housing market recession using what ever means necessary.  Mortgage interest rates are at 30 year lows, home prices are down and now deemed to be within the affordability range for most would be New Jersey home buyers.  To top all that off it seem like the home buyer activity has been picking up ever since mid December.

Home Buying For The Gay Community In Morris County New Jersey

Morris County does not seem to come up that often when members of the gay community in the Northern New Jersey and New York City area think about buying a home.  I believe that is a mistake though.  Of course I would since I live here and know the area.

If you are gay and working in Manhattan, Eastern Morris County is a very good place to consider buying a home though.  Morris County Real Estate tends to have considerably lower taxes than several of the closer in to Manhattan counties of Northern New Jersey.  This can make a huge difference in buying power.  On top of that, homes in many towns of Eastern Morris County such as Chatham New Jersey Madison New Jersey & Morristown New Jersey will be between 40k and 80k less expensive than very similar homes in great towns in Essex County New Jersey.

There are a considerable number of gay people calling places like Chatham New Jersey, Madison New Jersey & Morristown New Jersey home.  Many of these people are using the Midtown Direct New Jersey Transit Train line, otherwise known as the Morristown line.  The train takes people between 40 and 55 minutes to get to the train station in NYC.  Life in these Eastern Morris County towns is a very friendly and pleasant experence.  With tree lined streets, and large numbers of community members who are proud of their towns, these places tend to be clean and safe places to be.

 All of this makes home buying for the gay community in Morris County New Jersey a very rewarding thing.

Gay Home Buyers Looking At Purchasing Foreclosures

I write this blog post from the perspective of a person who has successfully purchased 6 foreclosure properties fixed them up and then sold them at a profit. 

When people think of getting a deal in real estate they almost always seem to think real estate foreclosure or real estate short sale.  Don’t get me wrong, foreclosures and short sales can be a great deal, but there is also risk involved.  Take the Morristown NJ Foreclosure I was trying to purchase a few weeks ago.  The home is sitting vacant, no lights, no water, no heating, nothing.  There is no disclosure statment to tip me off to problems which were known to the former owner, the bank knew virtually nothing about the house other than the address, the amount of the mortgage they foreclosed on, and oh yeah, the fact that they were loosing thousands of dollars every month on this house.

So to start the process off, I inspected the home from top to bottom, making notes as I went about things I wanted to change in order to make the home more sell able for a profit, and how much I thought each thing would cost.  I looked very carefully at the heating and air conditioning systems to see if I could tell how old they were.  I took note of all improvements that had already been done to the home so that I could check to see if they had been done properly, and of course I looked for deal killers, evidence of termites, foundation cracks that would be costly to fix, and other stupid things that might need to be undone.

Because towns like Morristown New Jersey are incredibly fussy about things, I wanted to be very careful that I covered myself against unexpected problems with the house.

In the end, I did not get this house.  There was a bidding war, which drove the price of the home to about $20,000 above the listed price.

When thinking about buying a home to live in, or as a real estate investment, foreclosures are likely to be near the top of your mind.  That is OK, just make sure you are working with a New Jersey Real Estate Agent who has been through this process a few times and has had successful results.  Like I said above, I have flipped 6 foreclosures so far, and made money on every one.  Some of them I made great money, some just average money, but I made money.

Atlantis Puerto Vallarta 2008 Gay Vacation

Showed Some Great Homes In Gay Friendly Morristown & Madison New Jersey

There were some very good deals out there, and my client today was very impressed at what he could get for the money, especially in Morristown. 

I have to say I love helping members of the GLBT community find homes,  It is just a lot of fun.  I have been finding that GLBT clients tend too appreciate working with a Gay REALTOR because as many of them have said, they feel they can be more open with me, than with a REALTOR who is not gay.  In the past when I was not a REALTOR I found that I felt that way as well.

A Gay Car Review Website??

I am not really sure how I found this site, but anyway, I found a gay car review website.  I have heard of Gay Real Estate websites, and Gay Real Estate Referral websites, but never a Gay Car Review website.

Here it is, Gay Wheels written by gay writers who do their own gay tests of these cars, and do all kinds of funny things such as give information on what are the most popular cars and trucks among the gay community, and what cars are good for what kinds of people in the gay community.

This company also provides you with a list of the gay friendly companies, who treat their workers fairly, and the not so gay friendly companies as well.

Profile of a friendly gay real estate marketplace | Chatham New Jersey

I write all the time about Maplewood NJ and South Orange NJ, which are both well known and very friendly gay real estate markets.  Today I thought I would write about another very gay friendly town along the very gay friendly Midtown Direct train line of New Jersey Transit, Chatham New Jersey.

Chatham NJ is one of those sometimes forgotten places which happens to be very gay friendly even by New Jersey standards.  The people of Chatham are just more worldly than people in some New Jersey towns.  Not to say that they are any more worldly than in towns such as Summit New Jersey or Madison New Jersey, which are both right next door to Chatham.

The Chatham NJ real estate market has been plugging along this year with prices off about 13% from last year which was essentially flat from 2006.  This is presenting a great chance for gay home buyers to get into a great home here in Chatham New Jersey at a reduced price and a considerably lower mortgage interest rate than last year. 

I write about the gay real estate market and gay friendly towns because I have been where you my reader likely is now.  I have moved to a new area, not knowing what towns to consider and what towns to avoid.  I did know that I wanted to work with a Gay Realtor, because I hoped that he or she would be able to help me find what I was looking for in a town / neighborhood, and also understand me and my partner a little better, as well as be a little more sensitive to our needs.

Chatham NJ real estate is a very good choice for the gay community as well as non-gay community.

Midtown Direct Train Makes Living in New Jersey So Nice.

I know, many gay people living in Manhattan think that moving to New Jersey would make live so hard for them.  Not just for getting to work, but doing fun things with their friends and going out to social events.  Well I am here to say, not true.  If you wanted to live in South Orange NJ or Maplewood NJ you can have a whole house for less than the cost of purchasing an apartment in NYC.

I have recently shown several very nice 3 bedroom homes in both South Orange, and Maplewood which were in good condition, and under 500K.  For that, you get a nice yard, your own home, that you don’t have to pay condo fees on, or deal with neighbors walking on your roof, or hanging out in your hall way.

Gay Ghetto On The Midtown Direct Train Line

Well I would not really call it a Ghetto but the Summit NJ real estate market has been very strong all year now.  With 28 homes sold and closed in August alone Summit has been stronger than most all of New Jersey for this entire real estate downturn, as well as having gone up in price as much or more than real estate in the rest of New Jersey during the period from 2002 to 2006.

Summit New Jersey has been one of the wonderful places along the Midtown Direct train line in which gay singles as well as gay couples have chosen to call home.  There is just a overall atmosphere of friendliness and acceptance which is over and above that found in much of gay friendly New Jersey.

South Orange New Jersey has long been know as one of those places in Gay friendly New Jersey which is especially accepting and friendly to the gay community.  This has helped to bring in more and more members of the gay community. 

South Orange New Jersey being located on the New Jersey Midtown Direct train line has the added advantage of being close enough to Manhattan for easy commuting by train.  The wonderful downtown and tree lined streets of South Orange will make any New Yorker, hungry for the more relaxed suburban life happy they looked at South Orange New Jersey.

For the month of July the South Orange New Jersey Real Estate market had 16 homes sell and transfer to their new owners.  The average price of these homes was $587,000 with this average home being a 4 bedroom 2 bath home which took about 62 days of activly being marketed for sale, to sell.

Busy Real Estate Markets on the Gay Friendly Midtown Direct Line

I just though I would let everyone know that for the Gay friendly towns along the Midtown Direct train line seem to be in a real estate recovery.  We are seeing significantly higher numbers of homes selling and transferring to their new owners every month for the past 4 months that the same months of 2007.  In many cases we are seeing similar or higher average prices than we had seen in 2007 as well.

This is not a huge suprise as many of these towns are also being helped by the end of the drive until you can afford the mortgage payment situation we had in the 1990’s and early to mid 2000’s.  Many people are now choosing to live in towns such as Chatham, Madison, and even Summit and purchase smaller homes, than they could for the same price if they went further west in New Jersey.  They are doing this because many are feeling that their time they spend commuting is to valuable to exchange for a some what larger home they could afford further west.

Wow, Short Hills / Millburn New Jersey made the #6 possition in Gay Real Estate’s top ten gay ghetto’s.  According to Gay Real Estate every year they cross-analyzing demographics against real estate sales data to discover those especially prized metropolitan areas throughout the USA that are most in vogue with the diverse GLBT community.

Gay Friendly Midtown Direct NJ Towns

As many know, Northern New Jersey is a gay friendly place.  There are some places though that members of the gay community find to be of more appeal than others.  These towns not only are gay friendly, but they tend to have a gay community, as well as great public transportation.

Members of the gay community seem to be a bit more mobile than people in general.  We tend to jump on opportunities and pick up and move accross state, or even accross the country.  That makes it very important to choose a home in a town which has as many of the things that draw buyers, gay or strait, as possible.

Many of the towns along the New Jersey Transit Midtown Direct line meet these needs in spades.  From South Orange, to Summit, to Chatham, and on out to Morristown we find higher demand from home buyers than many of the surrounding towns.  This helps to support home values.

Condo Project off to a good start in Gay Friendly Morristown NJ 07960

The 40 Park Condominium project kicked off its official opening last week.  It was a huge success for the developers of the project.  For what the project developers agents were saying, they had managed to get quite a number of pre-sales before the project ever went public.

Openly Gay Man Running For The U.S. Senate

The other less publicised election taking place on Tuesday May 6th is a race to determine who will be running in the fall for a U.S. Senate seat.  This story is very interesting, not just because there is a openly gay man running, but also because this is taking place in North Carolina, the state formerly of Jessy Helms.

Gay and Enviro Friendly NJ Towns

Ok, this is not going to be a big post about enviro friendly towns.  My main premise is that if you live in a town which has great public transportation and you use it, you are being more enviro friendly.

Here is my list of desireable towns in New Jersey which are also gay friendly.

South Orange NJ

Maplewood NJ

Millburn NJ

Summit NJ

Chatham NJ

Madison NJ

Morristown NJ

All of these towns have Midtown Direct train stations in them.  If you can use the train you sure can save on gas and pollution over driving your car to work and home.

Summit NJ Gay Real Estate

Summit NJ is one of those desireable towns which the gay community also finds to be desireable.  There are many reasons for this, including the relatively low real estate taxes and the easy transportation via the New Jersey transit Midtown Direct train line.

Since Feb 1st of 2008 there have been 27 homes sell in Summit NJ, the following are just a few of the homes which sold.

  • 133 Summit Ave. Unit #39 in the Summit Parmley, A 2 bedroom 1 bath condo.  with $1040 in monthly fees.  Sold for $330,000 in 94 days on the market.
  • 777 Springfield Ave in Executive House, A 2 bedroom 2.1 bath condo with $240 in monthly fees.  Sold for $375,000 in 114 days on the market.
  • 35 Edison Dr. in Briant Park, A 4 bedroom 2 bath single family home.  Sold for $390,000 in 143 days on the market.
  • 241 Ashland Rd. A 3 bedroom 3 bath home.  Sold $625,000 in 86 days on the market.
  • 28 Montrose Ave.  A 4 bedroom 2.1 bath single family home.  Sold for $945,000 in 141 days on the market.
  • 25 Glen Oaks Ave. in Summit’s Memorial Field neighborhood.  A 5 bedroom 3.1 bath single family home.  Sold for $999,999 in 16 days on the market.
  • 11 Hillview Terrace.  A 4 bedroom 2.1 bath Colonial.  Sold for $1,500,000 in 28 days on the market.
  • 232 Oak Ridge Ave. A 2 Story Tudor Built in 1929 with 5 bedrooms 5.1 bath home.  Sold for $2,650,000 in 19 days on the market.

Summit really is a nice town, and very convenient for members of the gay community.

Maplewood NJ Real Estate, The Feb 08 Gay Real Estate Report

The real estate market in gay friendly Maplewood NJ moved forward in a positive way last month.

We had 9 homes sell / close in Madison NJ in February.  Not a bad number considering those homes had to have gone under contract in December and January.  That would be the traditionally slowest time of the year.

Some of the homes to sell in Maplewood NJ 07040

  • 223 Laurel Ave Sold at $210,000 with 46 days on market.
  • 117 Oakland Rd. Sold at $442,000 with 24 days on market.
  • 34 Lancaster Sold at $549,000 with 43 days on market, in Maplewood’s Clinton neighborhood.
  • 13 Clarmont Dr. Sold at $650,000 with 207 days on market, in Maplewood’s Jefferson neighborhood.

Maplewood NJ is such a nice town and very gay friendly.  I know a number a family members how call Maplewood home and love it.  One of the great things about Maplewood NJ that makes it very popular other than how gay friendly it is, is it’s proxcimitry to Manhattan.  Living in Maplewood NJ, you can be in Manhattan by train in 30 minutes or less.

New Jersey Gay Couples Treated Like Second Class Citizens.

Those were the words used by a commission established to study gay cival unions in New Jersey.  The study basically said civil unions create a “second-class status” for gay couples, rather than giving them equality.

The report stopped short of calling for gay marriage in New Jersey, but hinted strongly that anything short of that is not likely to solve the problems.  The commission did find that gay couples in Massachusetts, the only state that now allows same-sex marriage, do not experience some of the legal complications that those in New Jersey do.

Gay Real Estate In Friendly New Jersey

Northern New Jersey is widely seen as a very gay friendly place.  To tell you the truth the areas along the Midtown Direct train line are very friendly.  It is well known that places like South Orange NJ and Maplewood NJ are very gay friendly, but did you know that Summit NJ and Chatham NJ are also very gay friendly as well?

While South Orange and Maplewood are gay friendly, they are also in Essex County which curses them with higher property taxes then they deserve.  Summit NJ is in Union County with has much lower property taxes and Chatham NJ is in Morris County, also with much lower property taxes. 

When you think of moving to Northern New Jersey keep Summit and Chatham in mind they are about a 5 minute longer train line to New York City but thousands of dollars cheaper per year to live in.

OK Gay Real Estate shoppers.  There is a new way of saying Summit NJ MLS Search.  The National Association of REALTORS wants all of us local REALTORS to use phrases such as Summit NJ Homes For Sale, or Search Summit NJ Homes For Sale. 

Seems a little convoluted to me, after all what do you think of when you think, I want to look for a home?  You think, I want to look at the MLS.  But for some reason the National Association of REALTORS does not like Search the MLS any more.

So here his my nod to NAR:  If you want to see all the homes currently for sale in and around Gay Friendly Summit NJ take a look at Summit NJ Homes For Sale.  There you can find every home currently listed for sale in the local MLS.  Whoops that was bad, oh well I am a disobedient gay realtor I guess.

Inject Some Gay Into Your Real Estate

Many people seem to think that just because we are gay we have more fashion sense, more decorating sense, and more home improvement sense.  Really do we all have that?  Well not really but that is OK, it can be a learned talent.

Learning to be that supper Gay Home Decorating specialist is not really all that hard.  You can impress your friends and relatives by just getting a few home improvement books from Home Depot for that matter.  Lots of great ideas that everyone could learn, it is just that most choose not to learn them.

Here in New Jersey there are many homes which need cosmetic improvements which are for sale.  Many of these improvements mainly improve paint and changing out cabinets, counter tops, and appliances, but most of the time the home buyers looking at these homes expect to get a $3 discount for every $1 of actual improvements that are needed.  On the flip side of that, these same buyers will pay premium for a home that is nicely decorated and updated.  Makes it really easy for the savvy home buyer who is willing to do some painting etc. and make it Gay Real Estate

Back From Restaurant Night In NYC, A Gay Couple Out On The Town.

Last night my partner and I went into NYC on the Midtown Direct, from Convent Station.  Only took about 55 minutes to arrive at Penn Station.  Not bad.  Then it was off to gay hang out Splash, which was busy as usual, and then off to our Restaurant ilili on 5th Avenue.  Food was Lebanese, and good, Wine was more than I thought it was going to be, that that was OK.

I did notice that there were quite a number of gay groups doing restaurant night at ilili though.  After dinner we all headed down to a place call Xes  another gay bar, which I had not been to before.  Good looking bartenders, and crowd, but very small building for the size of the crowd.  I guess that is a good thing, meaning they were doing a good amount of business, Then back to Penn Station to catch the reverse of the Midtown Direct, and that was it for a gay couples night out on the town.

The Gay Real Estate Report shows that Maplewood New Jersey had 294 homes actually sell in 2007.  For those of you who think that 2007 was just a horrible year in the Maplewood NJ Real Estate market, well it was not so horrible.  The real estate market for Essex, Union & Morris Counties in New Jersey bottomed out price wise in August and September of 2007 and since then it has been moving sideways to slightly up.

If you are thinking of buying a home in the near future now is a great time.  The number of buyers in the market is down due to the fear mongering in the national news media, and there are some very great deals to be had.

Fort Worth Texas elects Gay REALTOR Joel Burns, to represent the ninth district on the city council, he will be the cities first openly gay city official

Burns, a real estate agent, received over 50 percent of the vote.

Downtown Fort Worth and the Texas Christian University are within the ninth district and will be governed by Burns.

Burns, who will be sworn in early in 2008 was supported by the Gay and Lesbian Victory Fund.

Partner Benefits For Federal Employees

What is going on with Republicans lately?  First it was Republican Senator Larry Craig’s hi-jinks now this.

 A bill introduced by Republican senator Gordon Smith and Democratic senator Joe Lieberman, along with 19 cosponsors, would grant domestic partner benefits to federal employees.

Under the Domestic Partner Benefits and Obligations Act for 2007, federal employees and their domestic partners would be eligible for federal health benefits, the Family and Medical Leave program, long-term care, insurance, and retirement benefits, according to a statement released Wednesday by Smith and Lieberman. Same-sex couples would also assume the same obligations that apply to married employees and their spouses, such as anti-nepotism rules and financial disclosure requirements.

“It’s time for the federal government to catch up to the private sector, not just to set an example but so that it can compete for the most qualified employees and ensure that all of our public servants receive fair and equitable treatment,” Connecticut’s Lieberman said in the statement. “It makes good economic and policy sense. And it is the right thing to do.”

The two senators introduced similar legislation during the previous session of Congress.

Based on the experience of private companies and state and local governments, the Congressional Budget Office has estimated that offering benefits to same-sex domestic partners of federal employees would increase the cost of those programs by less than one half of 1 percent. (The Advocate)

 Wow, a Republican is proposing this.  Who would have thunk it.

Gay Home Buyers & Sellers, Real Estate News That Really Matters.

The Morristown New Jerseys real estate market seems to have bottomed out now after dropping in the spring and early summer of 2007.  The only real price declines we are continuing to see are from home sellers who over priced their homes when they listed them.

What does this all mean for Morristown New Jersey home sellers?  If you want to sell, this is a great time to get started while the home inventory levels in and around Summit are down.  The real jump in new home listings will likely come in March and early April of 2008.  If you can get your home listed on the market long before all the competition hits in March and at a proper price, you likely will get your house sold for a fair price in a reasonable time frame. What does this mean for Morristown New Jersey area home buyers?  The deals are out there for now.  While the new home listings coming to market this last month or so are mostly priced properly, there are still many homes which have been on the market for a 60 or more days.  Many times home buyers look to these listings thinking there must be some sort of defect with the house which is why it did not sell.  The truth is the defect with the house was the owners reasoning on price, and by the time the home owner got around to bringing the price down to where it should have started, it was too late.  You see, the highest price any home seller is going to receive for their home is in the first three to five weeks their home is on the market.  If a home seller prices their home too high to get a offer during that time period, the home seller likely will have to take a lower price than they would have received if they had priced their home right to start with.  To sum this whole paragraph up, homes that have been on the market for sale for 70 or more days equal bargain to be had, or the home will not sell. You will never know which unless you make a offer though. Remember making offers does not cost anything.Summit New Jersey home buyers and sellers, time to get going.

Home Owner Tips For Gay Friendly Madison

OK everyone, it is time to walk around your house and disconnect your garden hoses and put them away for the winter if you have not dones so already.  Not only will this help prolong the life of your garden hoses, but it will help to keep the water pips that feed your outside spigots from freezing and bursting.  If you can, be sure to shut off the water supply to your outdoor spigots and then drain the water from the spigot.

If your outside water spigot is warn or not working properly consider replacing it with a frost free spigot (typical cost $25 to $50 over standard spigots)

Home Staging For The Gay Community

How To Sell Your Home For More Money In Less Time!!  Sometimes Even Gay People Need A Little Style Advice.

This article is all about what you can do to present your home in the best possible light when you are trying to sell it.

·        Replace older systems. Old systems are a fear of problems to home buyers

·        If roof is old, replace it. Old roof brings the fear of problems again.

·        Kitchens & Bathrooms sell houses. Clean, declutter, paint, update

·        Drive up appeal; does your home have any? First impressions many times are the only impression you will get with home buyers. Plant flowers, re-mulch the flowerbeds, keep the lawn cut and trimmed, clean (power wash) the front steps, paint the front door.

·        All walls and ceilings which have not been painted in 5 years need to be painted

·        All Trim should be cleaned and painted (if trim is painted already, gloss paint is called for here).

·        Clean your home as if NBC News was going to showcase it on the nightly news.

      

     Another suggestion I have been made aware of is garage floor epoxy, It really does make a garage floor look nice and well kept, and does not cost much.

Just as an example here is a little background on my direct experience, back when we were in a sellers market (2005) I flipped a few homes and made good returns doing it. One of the homes I will now tell you about had been sitting on the market for 5 months without selling. The town house was about 17 years old, had 3 bedrooms 1.5 baths, the carpeting, paint, windows, kitchen, leaky roof, heating / air conditioning system & poorly working garage door opener, were in fair to poor condition.

Here is what I did:

  • Replaced the HVAC system, home buyers love new systems ($5,500)
  • Replaced the Roof, bragging point, Brand New Roof ($3,400)
  • Painted All Walls & Ceilings, Makes everything look fresh ($600)
  • Replaced all Carpeting, Bragging point Brand New Carpet ($2,300)
  • Replaced Kitchen Counter Tops, Inexpensive but nice neutral ($1,100)
  • Repaired Windows, some needed new glass, local repair shop fixed ($400)
  • Replaced Garage Door Opener ($200)
  • Replaced Kitchen Appliances With Mid-Grade Stainless Steel ($1,800)
  • Replaced all light fixtures with modern Home Depot purchased fixtures ($550)
  • Replaced some of the sink faucets, Home Depot again ($300)
  • Cleaned the place to showroom standards
  • Planted some nice annual flowers out buy the front door and in beds ($50)

Total Spent = $16,200

Results = Town Home put back on the market for sale in 5 weeks, Sold in 2 days, full asking price. Return Improvement Investment = Over 300%

What is my point?  You can do this with your own home. You may not have the same things that need to be done. Here is a little exercise for you, step outside your home; pretend you are walking in as a home buyer. Look at your home as if you were thinking of buying it, what things do you see that you wish the homeowner had taken care of. Or have a good local Realtor or home stager come in and advise you on how best you could stage your home to achieve the best value if you were to sell your home. 

A home stager likely will charge you a fee of about $150 for a 2-hour consultation session.

World AIDS Day with drag queens

I n recognition of World AIDS Day, Our Youth, a Jersey City-based nonprofit, will host an awareness concert, “AIDS is a Drag, Wrap it Up!” The night will include performances by renowned drag queens and straight and gay singers to raise money for AIDS prevention.

“It’s a very good cause,” said Luscious Lola, one of the drag performers and public relations manager for Our Youth. “I really don’t think it’s publicized. It’s only publicized through the gay community.”

Legendary drag queens, like LaRitza Dumont from Orlando, Fla., will entertain the crowd in between singers like Gemini and Danny K. Teens from Our Youth will perform a skit from the musical “Rent.” The night will also have a delicious home-cooked all-you-can-eat buffet, door prizes and raffles.

“We have a new staff that is dedicated and able to help me produce a show of this greatness,” said Our Youth founder Rob De Anthony. “We have a lot of talented people donating their time to us.”

Openly gay rapper Shorty Roc will be performing hits from his newest CD, “Personal.”

“I talk about what happens in our community and things that people in our age group can understand,” said the Brooklyn rapper, who has performed at clubs and pride events. “I chose to be open about my sexuality in my music because I wanted to be that real.”

Since coming onto the rap scene five years ago, Shorty Roc has produced music dealing with politics, dating, sexuality and the risk of AIDS and said being included in the concert was “an accomplishment.”

“When I see the fans, they tell me how much they appreciate my music. They say, ‘Wow, that’s what I’m going through.’ It’s good,” he said. “I think when people see a rapper like myself it changes peoples’ outlook.”

“We all have to realize that the youth is the next generation,” said drag queen Harmonica Sunbeam, who performs on Tuesday at 11 p.m. at The Cage in Hoboken. “I feel the more that we hide from our children, the more we endanger them from learning things in the wrong way.”

Sunbeam, who is HIV-positive, said the night will have “entertainment with a message” for all ages and orientations.

“I can speak from personal experience and give some insight on that life, letting them know that this is my situation but it doesn’t have to be your situation if you can take care of yourself,” said Sunbeam. “It’s one thing to talk to someone. It’s another thing to have someone who is living the experience tell you.”

A portion of the proceeds will be donated to the African-American Office of Gay Concerns in Newark, which provides information and weekly workshops to discuss AIDS prevention and protection.

Our Youth has dedicated itself to provide a safe-haven and support group to gay, bisexual, transgendered teens and welcomes straight allies.

“The organization is something that New Jersey needs,” said Lola, who won the Miss Gay Hudson County 2006 title. “It opens up people’s eyes that there are people out there that care and are willing to help.”

An estimated one million Americans live with Acquired Immune Deficiency Syndrome (AIDS) or Human Immunodeficiency Virus (HIV), with nearly 40,000 more people infected with HIV each year, according to the Centers for Disease Control and Prevention. AIDS/HIV destroys immune system cells and inhibits a person’s body to fight off viruses and bacteria that can cause disease.

“Homosexual, heterosexual. We’re all the same people,” said former “American Idol” season five contestant and performer Nicole Ortiz. “Homosexuals aren’t the only people who get AIDS. They are just more open to stand up to the fact and help people take care of themselves. Everybody should come out.”

“We are part of the community that’s affected, but we are not the only ones. We’re here, we’re queer and that’s about it,” said De Anthony. “Plus, who knows how to put on a show better than gay people?”

Who’s Who?  - a Home Inspection story

At a 9am inspection one balmy Summer morning, I arrived at an inspection property and knocked at the front door.   A middle aged woman in a house coat came to the door, groggy, in bed clothes and the bed head look.  “Hello, I’m the inspector and just wanted to let you know I was out here…seems like I am the first to arrive.”   She smiled and said the buyer is inside.  I did not see a car outside or realtor so I was a little surprised.  It was a few minutes after 9am.  I heard another voice…   I looked up and saw another woman similar in age, in pajamas, disheveled and appeared to have just awoken.  I stepped just inside and said very cheerfully, where is the buyer?  The second woman quickly answered “I’m the buyer.”   The look on my face or the shade of red prompted the following remarks from the first woman (seller):   She stayed over… it’s not like we are lesbians or anything!  I responded in a very shaky nervous voice “okay then … I inspect straight woman too”   It came out so wrong and awkward!  I was beet red.  The seller quickly jumped in said where do you want to start?  I had a knee jerk reaction and said the “bedroom” since my thought were wandering and confused.    A laugh broke out from us all. A Campaign to Block Gay Marriage Hits New Jersey

“A national campaign to block gay marriage came to New Jersey this week as conservative groups began airing radio advertisements and bombarded a key lawmaker’s office with as many as 200 phone calls an hour.The National Organization for Marriage debuted a radio ad warning “powerful special-interest groups want to redefine marriage,” as the N.J. Family Policy Council sent out an e-mail urging people to phone legislative leaders and Gov. Jon Corzine.Leaders of both organizations said they were trying to block an effort to legalize same-sex marriage during the lame-duck session of the Legislature that ends Jan. 8, when new lawmakers are sworn.Senate President Richard Codey (D-Essex) said flatly today that no vote on same-sex marriage will be taken during the lame duck session, but those who fear it had succeeded in tying up his phone lines.“At this point, they’re just wasting their money with the phone calls. Summit NJ Gay Real Estate Buyers, Now Is The Time To Get A Great Deal!!

Here is the advice that home sellers in Summit NJ and all of the surrounding towns are getting.  When you read it you will understand why now is such a great time to get a great deal on a nice home in one of the many wonderful towns around Summit NJ 07901.

Keep in mind that Summit NJ is a very gay friendly town as is most of Northern New Jersey.  Summit NJ also has the Midtown Direct NJ Transit line which can have you in NYC in 38 minutes. 

Summit Home Sellers, What Should You Do When Your House Does Not Sell?The longer your home sites on the market, the less likely you are to get a price that you are going to like. Avoid waiting to long to make a decision.

Listen To A Professional Summit NJ Realtors Feedback!

Ask your real estate professional to poll his or her colleagues who have shown your home. If location is the problem, you may not have any choice but to reduce your price. But if your home’s appearance is the issue, deal with what seems to be holding buyers back, such as cleaning up the basement or painting the inside.

Reduce Your Homes Price

This is the most obvious decision. If the real estate market has slowed since you listed your home six weeks ago (and it has), the comparable recent home sales you used to set your listing price may be out of date. Consider reducing your price by as much as 10 percent; that is a strong signal to other real estate professionals that you are motivated to sell. If you still have no takers after four to six weeks, you may have to cut your price again.
Have A Strategy Meeting

Your NJ real estate professional may have done all he or she can do. If you are near the end of the listing period be sure to interview a few other Summit NJ Realtors to see what they might do differently than the Realtor you hired in the first place.
It is always a good idea to interview several Realtors before signing a listing agreement with any of them. Remember not all Realtors are the same, and to many of them will tell you any price they think you want to hear, to get you to sign the listing agreement.

Story of a first time home buyer in New Jersey

Trials of a first time home buyer.

When I purchased a home as  a first-time homeowner last year, my enthusiasm was tempered with dread. There were so many things to take care of, from mortgage financing to home maintenance, and I just knew I would forget or overlook something.

 During the intimidating process of buying my condo in New Jersey, I read plenty of online articles, but they never seemed to give enough helpful information that made sence to me. It was like cramming for a final exam in college, only there were major dollars involved. What was most helpful in the process was talking to other first-time homeowners and the Gay Realtor who was able to sit down with me and my partner and help us to understand that we did not have to know everything before starting the process. Their advice often reassured and guided us, allowing us to learn from their mistakes. And, of course, we continue to learn from our own. In the interest of passing on some of that wisdom to other new home buyers, here’s a general — and probably obvious — tip: You can never be too detail-oriented. “Why didn’t we think to lift the wood blinds?” asked a friend, who owns a house in Chatham NJ. “The window treatments were so lovely and in such good shape. I saw the windows from the outside and they looked great, especially for a house built in 1949. After we moved in, I lifted the blinds in the kitchen to find rotting window panes and warping so severe the windows would not open. The windows in the adjacent breakfast room were disfigured as well.”  Steve was finally able to replace the windows. “I love them, but it took me three years to be able to afford to have them installed. If I’d known ahead of time, I’d have been able to roll the money for new windows into my loan. I learned a valuable lesson: Lift the blinds and try all the windows.”  Tipically a home insectore will find such a issue but in this case that did not happen. Another friend, In Maplewood NJ., recommended a professional inspection of the plumbing.“My boyfriend and I bought a house that had just been renovated to include a brand new second bathroom with a shower,” he said. The previous owners “had done such a great job with the entire home renovation that we were dazzled by how shiny and sparkly clean everything was. We rushed through the home inspection, and we didn’t run the new shower for very long.” John believed everything was fine, but sparkly appearances can be deceiving.  “Once we moved in and took our first showers in our master bathroom, we discovered that the drainage had been done incorrectly and that a solid drip of water was draining into our first-floor hallway,” she said. “Next time around I will follow the inspector around, and you can bet that I will be running all of the faucets for a good long time and trying to imagine where a leak might show its not-so-pretty little head.”  I tried to be similarly thorough when inspecting my place, but I had never owned a dishwasher or washer/dryer before. What was I to look for? It’s not like I could launder my undies during an open house.  Fortunately, my Realtor offered an insurance policy that covered all the major appliances in my condo. I bought the one-year policy during escrow, and am I glad I did.The night before Christmas Eve, when I was scheduled to have my first real dinner party, my oven started beeping and flashing lights for no reason. It woke me up in the middle of the night, and it was a little too much like that ghost trying to ruin Christmas. I was able to call the hotline listed on my insurance policy, and later a technician replaced the computer that runs the oven controls. All I had to pay was the deductible — $40.  A month later, I discovered that items in the top rack of my dishwasher weren’t getting cleaned. I called the hotline again; a repairman came out, ordered replacement parts totaling hundreds of dollars, and fixed the machine. My price — $40.  The total on those two repairs was more than double what I paid for the insurance. That policy was one of the best investments of my home purchase, and now I’m wishing I bought a two-year policy instead! I’m convinced that buying your first home is never a mistake-free experience. So don’t ignore the mistakes of your friends, family and associates, learn from them.

Gay Flight Attendant Story for us at Gay Real Estate

A Friend of mine sent this to me in a e-mail today.  I have seen it before but it is still funny so I thought I would share.

My flight was being served by an obviously gay flight attendant, who seemed to put everyone in a good mood as he served us food and drinks.
As the plane prepared to descend, he came swishing down the aisle and told us that “Captain Marvey has asked me to announce that he’ll be landing the big scary plane shortly, so lovely people, if you could just put your trays up, that would be super.”
On his trip back up the aisle, he noticed this well-dressed and rather
Arabic looking woman hadn’t moved a muscle. “Perhaps you didn’t hear me over those big brute engines but I asked you to raise your trazy-poo, so the main man can pitty-pat us on the ground.”
She calmly turned her head and said, “In my country, I am called a Princess< BR>and I take orders from no one.”
To which (I swear) the flight attendant replied, without missing a beat,
“Well, sweet-cheeks, in my country I’m called a Queen, so I outrank you.
Tray-up, Bitch.”

Switch is a Gay & Lesbian bar located in Boonton New Jersey.  Located in the former Boonton New Jersey Train Station, it is a interesting space which has been renovated and is quite nice.  The crowd is generally younger but ages are quite mixed.  Friday is their busiest day of the week, but worth a look if your in Morris County and don’t want to drive far. 

If you are thinking of buying a home in New Jersey give Morris County some consideration.  Property taxes are generally lower than other North Eastern New Jersey Counties and home prices are also generally lower.  You can still be in New York City in 45 to 60 minutes.
